Associate Director


Main Functions:

Reporting to the Director – Project Management, the Associate Director is responsible and accountable for overseeing multiple, simultaneous projects of varying degrees of size, complexity and sensitivity. The Associate Director is responsible for managing and supervising assigned staff at the head office and each construction site, ensuring that all projects are completed on schedule, on budget, and that standards of quality and safety are met. Ensuring Client and Consultant satisfaction with ongoing and completed work while maximizing margin is critical.


Management:

  • Manage staff as assigned including but not limited to Project Managers, Project Coordinators, Site Supervisors and Estimating/Procurement personnel.
  • Manage portfolio of projects, clients, and/or contracts in all aspects of project delivery.
  • Manage financial set-up, monitoring, assessment and analysis to ensure success of above. Review projects with staff to determine cost versus revenue issues and work to improve margin on a project-by-project and overall basis.
  • Provide ideas and implementation of change for efficient, effective and successful tendering processes and project management delivery.
  • Assist in the management and delivery of Procurement (pre-qualifications/tendering/trades and client management), Project Management, Project Administration, Contract Management, Close-Out Processes, Financial Management, and Business Development.
  • Assist in the management of Clients, Consultants and Trades. Engage in a client retention program to ensure satisfaction and continued tender opportunities with existing clients. Develop new opportunities wherever possible to expand existing relationships and create new ones.
  • Manage H&S Program as an Employee Representative including working on the COR submission, staff training and overall delivery of the H&S initiatives of Stracor.
  • Work to increase revenue and profitability of projects by utilizing best practices to achieve cost, labour, time and other savings, and by working to achieve improvements in project costs.
  • Attend meetings as required such as site visits, tender deliveries, construction meetings, deficiency/hand-over reviews, commissioning exercises, and other management meetings.

Project Management:

  • Manage projects as assigned. Ensure that activities at various sites are sequenced correctly.
  • Review the tender documents, specifications, drawings and plans, to gain a full understanding of how the bid was put together.  Meet with the estimator to review the bid, job costing, trades, client and contract requirements, allowances and other bid pricing, and special issues.
  • Coordinate daily with the Site Supervisor(s) and the Project Coordinator. Manage their activities as they relate to project delivery.
  • Use scheduling software (MS Project) at a competent level to create and update project schedules, and to identify obstacles to completion or ways to improve.
  • Complete project documentation as required – schedules, minutes, reports, project summaries, contract changes, quotations, etc.
  • Complete financial administration work as required for all projects – schedule of values, cost summaries and breakdowns, draw requests, invoices, and holdback calculations.
  • Review/Approve trades invoicing for inclusion in monthly progress draws and for appropriate payment schedule and terms.
  • Work with Clients, Designers and Trades re cash flow, budgets, delays and revisions to schedule, design and deliverables.
  • Ensure each project adheres to quality control and required H&S standards. Ensure that safety is made a top priority.
  • Carry out shop drawing/submittal reviews, review materials/equipment data sheets for compliance with contract requirements.
  • Review drawings discrepancies in the field for discussion with project team and work with Project Coordinator to process request for extras or contemplated change orders.
  • Complete costing for all contract changes including working with trades, suppliers and in-house staff. Understand costing for General Conditions, Site and Valuation of Changes of each contract.
  • Resolve contract, trades and site disputes in a timely, professional manner with appropriate negotiation and management skill.
  • Work with manager to set targets and goals, implement plan, and monitor progress.

  • Scheduling: Prepared construction schedules, monitored & updated schedule on weekly basis, elaborated project schedules of values, minutes of meetings and site reports.
  • Planning: Coordinated & scheduled respective trades for upcoming work.
